Here's what a short sale generally looks like working with our team, whether you're in Minnesota or North Dakota. Every situation is a little different, but the shape of the process stays the same. Here's what to expect at each stage, and what we're doing on your behalf along the way.
Initial Consultation
This first conversation is just that, a conversation. We'll talk through your specific situation, what's happening with your mortgage, what's brought you to this point, and what you're hoping for next. From there, we confirm whether a short sale is actually the right fit, sometimes another option makes more sense, and we'll tell you that honestly.
There's no obligation attached to this call. It's confidential, judgment free, and the goal is simply to understand where you stand before anything else moves forward.
Gathering Financial Documentation
Once we've confirmed a short sale makes sense, your lender will need a fairly specific set of paperwork. That usually includes a hardship letter, recent bank statements, income verification, tax returns, and your current mortgage statement. It can feel like a lot at once.
Our team walks you through exactly what's needed and helps you assemble it piece by piece, so you're not left guessing what a lender is actually asking for or why.
Listing the Home and Marketing It
Your home gets listed and marketed the same way any home would be, professional photography, MLS exposure, and pricing set to attract a serious, qualified buyer within a timeframe your lender will accept.
You're not on your own for showings or buyer questions during this stage. We manage that side of things so you can focus on everything else you're juggling.
Submitting the Offer and Your Financial Package
Once a buyer's offer comes in, we submit it to your lender along with the full financial package we put together in step two. This is the point where the lender formally reviews your situation alongside the sale itself.
Lender review can take time, sometimes several weeks, and it's not unusual for them to come back asking for additional documentation. We stay in contact with the lender throughout so nothing sits stalled without you knowing why.
Negotiating with Your Lender
This is where we advocate directly on your behalf, working through price, terms, and one detail that matters a lot: whether any deficiency balance (the difference between what's owed and what the sale actually covers) gets waived or forgiven as part of the approval.
We handle these conversations so you're not the one negotiating with your own lender during an already stressful time. You'll know exactly where things stand before anything is finalized.
Closing the Sale
Once your lender approves the final terms, closing moves forward much like a standard home sale. Ownership transfers, the sale is complete, and this chapter closes.
We'll also talk with you about what comes next, including whether relocation assistance applies in your case, so the end of this process feels like a transition forward, not just an ending.
