BPOs - Broker Price Opinions
Our lender, servicer, and asset management clients already know what a BPO is and what they expect from one. Since this page is also read by property owners and people outside the REO industry, the basic explanation is that a Broker Price Opinion is a property valuation prepared by a real estate broker using current sales, competing listings, property condition, and local market activity.
The form may be standard, but the property rarely is. A nearby sale is not automatically a good comparable in northern Minnesota or North Dakota. Two properties that look similar on paper can be very different once you account for the lake, shoreline, road access, acreage, outbuildings, utilities, seasonal use, or the distance to the nearest town. Rural markets also tend to have fewer recent sales, which makes knowing the area even more important.
We complete each BPO with those differences in mind. The goal is not to force the property into a number that looks convenient. It is to give you a value conclusion that fits the property, the available market evidence, and what buyers are actually doing in that area.

A BPO is often the first assignment an asset manager gives a broker, and it says a lot about how that broker will handle the property if it becomes an REO listing. Did he choose the right comparables? Did he notice the condition issues? Are the photos useful? Does the value make sense? Did he meet the deadline, follow instructions, and speak up when something did not look right?
Dan treats every BPO with that in mind. He has worked these markets long enough to know when the nearest comparable is not the right comparable and when something that looks minor on a form may matter once the property is listed. The BPO is where he starts learning the asset, not just where he fills in a value.
If the property later comes back as an REO assignment, Dan is not starting over. He already knows the condition, the competition, the likely buyer, and the issues that may affect repairs or pricing. He can also explain what has changed since the original BPO instead of rebuilding the history of the file from scratch.

A fifty-thousand-dollar parcel gets the same careful review as a lakeshore home. The value of the assignment does not determine the quality of the photos, the amount of follow-through, or how quickly Dan responds. Smaller files can create just as many problems as larger ones when something is missed early.
